A recent survey by Coldwell Banker Real Estate showed that nearly two-thirds of its agents have found that homebuyers are more interested in homes with smart features and technology than they were just two to five years ago.
Travis Gray, a sales associate affiliated with Coldwell Banker Residential Brokerage in Annapolis, Maryland, said he believes this trend will continue gaining popularity and will eventually become the new norm.
"I equate it to stainless-steel appliances and granite countertops," Gray said. "Ten years ago it was great if you had them but it wasn't expected. But now you have to have them -- it's expected. And if homeowners don't have those features, they're installing them to sell their homes at a better price."

“I don’t know if it’s interest rates, but people seem to be getting off the fence and buying,” said Gray, of Coldwell Banker. “The only thing you can control is the condition of the house. You can control the marketing and you can control the price. That’s really it.”

For Travis Gray, career reinvention was not unfamiliar. His father, Cal Gray, transitioned from an Anne Arundel County real estate brokerage business to custom home builder to developer to farming corn and soybeans on the Eastern Shore. Still, reinvention was not something that Gray, 39, planned for himself.
“I didn’t go into the family business because I wanted to make it on my own,” says Gray who worked for the Affiliate Sales and Marketing wing of Discovery Networks. After collaborating on an independent documentary film with a high school friend, Gray became a partner in BrainBox (which grew to be a $13-millionindependent production company with 60 employees). Gray negotiated, developed, and produced programming for networks including HGTV, TLC, A&E, and the History and Food Network channels.

The waterfront property — which nearly set records for its $12.5 million listing in 2005 — was the home of retired Air Force Brig. Gen. Vernon R. Tate and his wife, Missy.
What makes the parcel a draw is that the permits and architectural designs are already in place because of a previously abandoned construction project.
That means the buyer can start work on the house and landscaping immediately, as opposed to waiting the years that it normally takes to get permits for waterfront properties, those close to the project said.
